* Your loan request must be for no more than 75% of your property's current fair market or after-repairs value.

* Your loan request will require a formal appraisal of your property by OCF to be paid by you.

* Your loan request must not be for more than 5 years.

* When funded the Private Lender will take 1st lien position on your property.

* When funded the Private Lender must be named Loss-Payee on the property's hazard insurance policy.

* Prior to being funded the Private Lender must receive your Secured Promissory Note.

* When approved, funds will ONLY be delivered to Closing Attorney or Settling Agency.

Q. How does it work?
A: Under our OCF Private Lending Direct Funding Service we will find and have one of our Private Lenders fund your loan as long as it meets the above stated guidelines and minimum requirements making sure we obtain for your benefit the market’s best available interest rates, terms and conditions. Yours will be a direct borrower-lender transaction with the Private Lender.

B: Under our Do-it-Yourself "Get a Private Lender Now!" Service we will provide you with minimum 500 Active Private Lenders contact information right in your area for you to directly approach them and have your loan funded under the best interest rates, terms and conditions you're able to negotiate with them for your benefit. Available upon request we'll even provide you the best, most effective letters, scripts, communications, etc. to obtain Private Lender financing. Yours will be a direct borrower-lender transaction with the Private Lender.

Q. How much does it cost?
Much, much less than being financed at today's outrageous conventional or hard-money interest rates, terms and conditions. You will literally save huge amounts of time and hundreds of thousands of dollars! Also, consider that as long as the required minimum 25% equity cushion exist, with a Private Lender funding your loan, you may even obtain 100% of the financing you require.
